WHERE IS THE SOUTH MUSKOKA AREA?
The south “Muskoka” area" is 100 miles (160 kilometres) north of Toronto and the major centres nearby are Barrie, Orillia, Midland, Parry Sound, Port Severn, Coldwater and Honey Harbour.
It is on the edge of Georgian Bay and the start of the Muskoka Region. It is a true Muskoka vacationland of numerous lakes, rivers, rocks and trees - part of the Canadian Shield.
It is the weekend & seasonal escape for many Torontonian's who maintain private family cottages for their enjoyment and is only 1.5 to 2 hours of easy driving via Highway 400 north from Toronto, passing the City of Barrie enroute.
The dominant lake in our area is Lake Gloucester Pool, which is part of the Trent-Severn Waterway (TSW); TSW enters Georgian Bay at Port Severn. Gloucester Pool is a ten mile long lake with many fingers and runs from the Big Chute Marine Railway to the Port Severn Lock. It has the true Georgian Bay and Muskoka terrain of rocks & wind swept trees. It is truly a beautiful and magnificent area.
All the cottages / vacation properties are waterfront (lakefront) cottages on Gloucester Pool, Little Lake, Severn River, Severn Falls, Georgian Bay, Big Chute and Six Mile Lake areas. We are close to the major Muskoka areas of Bala, Port Carling, Gravenhurst, Bracebridge, Huntsville and the prestigious Lake of Muskoka, Lake Joseph and Lake Rosseau.

WE OFFER private cottages for SALE and RENT
We offer a range of private rental cottages for all budgets that are available all year round. Come enjoy the changing seasons of summer, winter, spring & fall. We have all year round road access cottages as well as boat access to private islands. Some cottages are fully winterized cottages. We offer excellent family cottages for sale and for rent.
Our family members own several cottages on Lake Gloucester Pool, ranging from a typical cosy little cottage up to a luxury, 4000 plus sq ft architecturally designed executive retreat. We have been successful in renting our properties, and generally by word of mouth, our Cottage Rental Service has now expanded to various cottages that we manage and rent on behalf of the owners.
Through the advertising and marketing of these cottages, we have a steady source of referrals, and these are some of the people that we rent cottages to. Our clients are global; many are accessed from our Website. We have created a network system that includes Advertising, Feature Sheets, Rental Booking Forms etc. All rentals are prepaid and we obtain Security/Damage Deposits. South Muskoka Realty Ltd is a licensed real estate broker. All rental monies etc are placed in a Real Estate Trust Account for your protection.
Many of the cottages rent in the $1,250 to $2,500 per week range (basis July & August) for a typical 3 bedroom family cottage; executive, luxury properties range from $3,000 - $6,000 and upwards per week. Obviously the rent depends on the size, quality & location of the property. We have cottages that cater to all categories of holidaymakers.
The prime summer rental months are July & August, and any seasonal rentals outside of these time-frames are at reduced rental rates. We offer weekends (spring & fall only), weekly, monthly, seasonal and annual rentals.
If you OWN a cottage and would like us to RENT IT OUT on your behalf and take the burden of management off your shoulders, we are a RENTAL MANAGEMENT COMPANY.
